Affordable home remodeling ideas to boost a property's value
A recent article by Rachel Koning Beals from U.S. News and World Report revealed some good home remodeling tips for those who aren't ready to spend a substantial amount of cash on property improvements, especially if a homeowner plans to sell their dwelling at one point.
It is important when attempting to remodel to know what the goal is, but also to be sure not to go overboard, Koning Beals. By picking and choosing what is best, a homeowner could really get the best bang for their buck.
It may not make sense to spend thousands of dollars on one area of the home if it does not add a good amount to the sales price, Koning Beals noted. For example, spending one-quarter of the home's price tag on one room may be a poor investment. However, all rooms are not created equal, and it may be a smart idea to spend a little more on some.
"In general, kitchens and baths still sell a house, though maybe to a slightly lesser degree than when the market was stronger," one real estate agent told Koning Beals. "Buyers seem to be more interested in 'the deal,' and if they have to do some work themselves, they seem to be amenable to that."
Space is important, and if the homebuilder takes into account the specific layout and overall setup of a kitchen or bathroom, they will likely have more success constructing a remodel, according to Koning Beals. This can help the home compete with newer properties, as even though it is older, having newer items added onto the home gives it a well-rounded feel that could show up in the homeowner's wallet later.
"Some features that in the past were standard are not as important to many buyers today," said one head of a homebuilding company to Koning Beals. "For example, about half of our buyers don't really care about having an indoor fireplace or a formal living room that they will rarely use."
This is why it could be important to keep up with current trends, such as flooring choices, Koning Beals added. Hardwood is very popular at the moment, and adding that to a home could be a great accent. In addition, it is likely this will help the home compete with new constructions.
